White Roofs Work — the Only Catch Was Keeping Them White

The idea that a white roof beats a black one isn't marketing — it's decades of physics. What held white roofs back was never whether they worked. It was keeping them white.

“White is right” — and the research proves it

Researchers at Lawrence Berkeley National Laboratory's Heat Island Group — Hashem Akbari, the late Art Rosenfeld and colleagues — have spent decades measuring what a reflective roof actually does. The headline numbers are striking: on a summer afternoon a clean white roof reflecting around 80% of sunlight runs roughly 31°C (55°F) cooler than a grey roof reflecting just 20%. In a side-by-side field measurement, a black roof was recorded about 30°C (54°F) hotter than the white roof next to it.

Why white wins

A cool roof does two things at once: it reflects most incoming sunlight and emits the heat it does absorb. The result is a cooler roof deck, cooler rooms beneath, lower air-conditioning demand, and less strain on the urban heat island. The winter heating penalty in most climates is small compared with the summer cooling benefit — the sun is low and weak in winter, when you'd want the gain. None of this is new; it's been in the literature for a generation.

So why isn't every flat roof white already?

Here's the part the industry doesn't always shout about: soiling. A brilliant white roof doesn't stay brilliant white. Berkeley Lab's own soiling research shows that reflectance falls over time as atmospheric particulates and biological growth — dust, soot, algae and microbes — settle on the surface and absorb sunlight. It's such a well-known effect that cool-roof performance is now rated on aged reflectance: the Cool Roof Rating Council reports a 3-year aged solar reflectance figure, not just the day-one value, precisely because roofs grey down.

The problem was never the paint — it was the upkeep

Left alone, a white roof loses a chunk of its reflectance in the first year or two, and with it a chunk of the benefit. The historical fix was obvious — clean it — and that's exactly what killed adoption. Nobody wants to get up on the roof and jet-wash it every summer. So the reflectance quietly eroded, the cooling advantage faded, and “white roofs don't last” became the received wisdom. The science was right; the maintenance was the problem.

The modern answer: a finish built to stay clean

What's changed is the finish. A washable, high-cleanability finish coat is designed to shed dirt and resist biological growth, and to let an occasional, low-pressure wash restore most of the original reflectance rather than watching it disappear. That's the difference between a coating that looks good on day one and one that keeps its cool for years.
