Why Airtightness Tape Peels Off and How to Put It Right
If airtightness tape lifts at an edge, separates from masonry or pulls away at a corner, treat it as useful evidence about the connection. The pattern of failure can help you distinguish surface contamination, a weak substrate, poor contact and tension in the detail.
Covering the loose edge immediately makes that evidence harder to inspect. Photograph the area first, identify the tape and substrate, and check the installation conditions. This troubleshooting guide works alongside our airtightness tape specification guide.
Start by looking at what came away
A lifted strip with dust or grains attached suggests the bond may have been made to a loose surface layer. If the wall finish itself has detached, the connection needs attention below the adhesive. Tape that has lifted cleanly needs a different investigation: preparation, moisture, compatibility and application pressure become useful starting points.
These observations are diagnostic clues, not laboratory results. Avoid deciding that an entire batch is faulty from one corner, or assuming that every failure is the installer's mistake. Save the packaging and batch information if the technical team needs to investigate.
Five checks that help narrow the cause
1. Was the surface ready?
Check for dust, loose paint, friable plaster, mortar crumbs, grease and residues from other trades. A clean-looking window frame can still have contamination at the intended bond line. The preparation should suit both the frame finish and the adhesive; an improvised cleaner may introduce another compatibility problem.
2. Was moisture present?
Record whether the wall was damp, the frame had condensation or the material had recently been brought in from the cold. Permission to use one manufacturer's tape on a particular damp substrate cannot be transferred to a different tape.
3. Did the tape make full contact?
Look for wrinkles, channels, debris and unpressed sections. On a flexible membrane, pressure is difficult to apply effectively without support behind it. A strip can appear secure at its edges while bridging an uneven patch underneath.
4. Is the joint pulling on the tape?
A taut strip across a corner or unsupported membrane can be loaded as the connected materials move. Manufacturer guidance for pro clima UNI TAPE, for example, requires joints to be free from tensile loads and firmly pressed against a supporting surface. Follow the equivalent detail for your selected system.
5. Were the product's limits followed?
Check the roll's storage history, shelf life, exposure period and application conditions. Keep installation temperature separate from service temperature: surviving cold weather after installation does not establish that the adhesive can be applied to a frozen wall.
What IM Fleece Tape requires
The IM Fleece Tape technical sheet calls for a dry, clean, sound substrate and firm pressure with a roller or pressing tool. Highly porous surfaces may need primer. It gives an application range of +5°C to +40°C, advises allowing for movement and warns against excessive stretching. Confirm the current instructions for the exact roll being installed.
Use a small trial on the actual prepared surface when the substrate is uncertain. Agree the trial and acceptance method with the supplier, then retain that preparation method for the rest of the work. A different room or elevation may present different conditions.
Repair the cause as well as the visible defect
- Mark the full affected area and check adjacent joints for the same symptom.
- Agree the repair detail, including how it reconnects to sound material.
- Remove failed or contaminated material as directed and restore the substrate.
- Prepare and prime where required, respecting the primer's instructions.
- Install the replacement without trapping folds or loading the joint.
- Inspect and record the repair before finishes conceal it.
The repair should restore a continuous air barrier. A neat patch is insufficient if air can still travel behind it or through the next connection. Where the project includes an airtightness test, arrange checks while remedial access remains possible.
Common questions
Can I stick fresh tape over the lifting strip?
Only use an overlay where the manufacturer accepts that repair and the underlying material is sound. New adhesive cannot restore the strength of a crumbling substrate beneath an old strip.
Will primer fix every adhesion problem?
No. Primer is a specified preparation product, not a substitute for removing loose material or correcting an unsuitable detail. Ask which primer, preparation and drying conditions apply.
Where should I check first around a window?
Inspect corners, changes in level and the transition onto the wall. Our window sealing guide explains the installation sequence.
